When multifamily concrete starts to look worn, the typical response is an epoxy traffic coating. It’s common, but it’s not a solution.

Epoxy creates a surface that reads as painted, not concrete. The embedded grit that provides traction wears unevenly, leaving a peppered look that’s hard to ignore and harder to lease against. And when it’s time to recoat, the low bondability of epoxy means the old layer has to be mechanically ground off –  loud, dusty, and disruptive to every resident in earshot.

CLEAN

STRIP IT DOWN.

We pressure wash to remove grime, staining, and buildup. Grease and oil are degreased first – anything left on the slab will compromise bond.

PREP

FIX WHAT NEEDS FIXING.

Cracks, divots, and pitting are repaired with the material that fits the condition – feather-edge fillers, epoxy injection, or patching mortars. Sound concrete in good condition skips this step.

COAT

RESURFACE THE SLAB.

A resurfacing mortar goes down as a full new coat – troweled smooth or broom-finished for slip resistance. Cures to 4,000 psi, color-matched, and frost-resistant.

SEAL

LOCK IT IN.

Aqueous nano-particle sealer penetrates the surface – not a film that sits on top and wears from the outside down. Blocks water and stain infiltration where it starts. Reapply every three years, typical.
